LETTING FEES are due and payable in full at the beginning of the Term in respect of any Tenant introduced by the Agent. They will be deducted from the rent received from the Tenant. The Letting fee is 10% plus VAT  (12% inclusive of vat) of the first 6-month's rent

MANAGEMENT SERVICE FEES (where this additional service has been requested) are deducted from gross rent received for each rental period (usually monthly) at a rate of 10% plus VAT (12% inclusive of VAT). Management fees are payable for the entire term of the managed tenancy and are in addition to Letting Fees.

RENT COLLECTION SERVICE FEES (if requested as an alternative to full management) are deducted from gross rent received for each rental period at a rate of 5% plus VAT (6% inclusive of VAT) and are in addition to Letting Fees. There is minimum rent collection fee of £36.00 + VAT (£43.20 inclusive of vat).

A TENANCY DEPOSIT SCHEME ADMINISTRATION FEE will apply where the Agent is requested to arrange Deposit protection. The fee is £50 + VAT (£60 inclusive of VAT).

CONTRACT RENEWAL
. Included in Fully Managed Service. For Rent Collect and Let Only a fee of £100 plus VAT (£120 inclusive of VAT) will apply. Note: Renewals will cease after the Renter's Rights Act comes into force on 1st May 2026.
RENT REVIEW. Included in Fully Managed Service. For Rent Collect and Let Only a fee of £100 plus VAT (£120 inclusive of VAT) will apply.
INVENTORY FEES. A charge of £100 plus VAT (£120 inclusive of VAT) will apply. Note: The Agent reserves the right to make an extra charge for a fully furnished property.
AD-HOC INSPECTIONS are available upon request. A fee of £100 plus VAT (£120 inclusive of VAT) will apply.
SERVICE OF SECTION NOTICE. Included in Fully Managed Service. For Rent Collect and Let Only a fee of £100 plus VAT (£120 inclusive of VAT) will apply.
EICR (ENERGY INSTALLATION CONDITION REPORT). Legal requirement. Valid for 5 years. Costs range from £160 to £295 plus VAT (£192 to £354 inclusive of VAT).
GAS SAFETY CERTIFICATE. Legal requirement. Valid for 1 year. A fee of £60 plus VAT (£72 inclusive of VAT) will apply. A 'with service' is offered at £65 plus VAT (£78 inclusive of VAT).
EPC (ENERGY PERFORMANCE CERTIFICATE). Legal requirement. Valid for 10 years. A fee of £100 plus VAT (£120 inclusive of VAT) will apply.
CONTRACTOR FEE. A contractor administration fee of up to 10% plus VAT (12% inclusive of VAT) may be charged at the Agent's discretion on contractor services. This will be disclosed on the invoice.
YEAR END STATEMENTS are available upon request. A fee of £10 plus VAT (£12 inclusive of VAT) will apply.
DEPOSIT DISPUTE. Included in Fully Managed Service. For Rent Collect and Let Only a fee of £150 plus VAT (£180 inclusive of VAT) will apply.
COURT ATTENDANCE. Available upon request. A fee of £250 plus VAT (£300 inclusive of VAT) will apply.
RENT GUARANTEE INSURANCE (RGI). Optional. Covers up to 15 months' rent and legal eviction costs. A fee of £300 plus VAT (£360 inclusive of VAT) will apply. Monthly repayment options are available.

For any tax administration work and exceptional duties (for example the purchase of furniture) done on behalf of the Landlord, fees will be applied on a time involved basis.
