WHAT IS MULTI-LISTING?
The simplest way to explain Multi-Listing is the networking of property. In the old fashioned way of buying and selling houses, you had to instruct one firm of agents for your house and hope that through that office or offices working alone in isolation they could find a buyer for you. If you were buying a house, then you were faced with the choice of going to just one agent and restricting your choice severely or being energetic and hiking up and down the high street of every town in your chosen area to obtain information from the individual agents. What a chore!
Selling and buying a house should be so much simpler and effective than the old fashioned hit and miss system described above and that is why Multi-Listing was conceived. If your buying or selling a house, you would like the information to be available to the very widest possible section of the buying public, in order to sell the house speedily and to obtain the best price possible. You can only be sure that you have obtained the best price when you have exposed yourself to the widest selection of buyers.
TEAM is a Multi-Listing network, where the agents agree to share their properties, enabling each and every member to have access to the same property information. What this means for the buyer is that by going to one TEAM office, you can account for information of all the members of the Multi-Listing network and if there are several members in your selected area of purchase, then you can obtain the information on all of those properties from the one office. This means that you have more choice of properties, saving time searching.
For the seller, it means that for one sole agency fee, your property is for sale in 52 estate agents offices throughout Essex, giving exposure to the widest market available. And most importantly, your affairs will be handled by the personnel in the original office, that you instructed.
